Commercial Mortgage for Usage Purposes:

• Legal entities can take out a foreign currency indexed mortgage in USD, Euro or GBP besides TL.
• The maximum term for the loan is 96 months.
• The Bank's Commercial Mortgage interest rate in effect at the time of loan issuance is applied.
• It can only be used by natural or legal entities for the purchase or improvement of business premises for usage purposes.
• It is exempt from RUSF (Resource Utilization Support Fund). To qualify for the RUSF exemption, the party taking out the mortgage must pledge to comply with this condition at the time the mortgage is issued and the property purchased must be recorded under the operating assets of the business following the purchase.
• Lien of the business premises that you have purchased satisfies the collateral requirement. While a guarantor is not required in general, the branches reserve the right to demand one, if they find necessary.
• Up to 50% of the appraisal value of the business premises to be purchased can be financed through mortgage.

Commercial Mortgage for Investment Purposes:

• It can be taken out in TL.
• The maximum term for the loan is 96 months.
• The Bank's Commercial Mortgage interest rate in effect at the time of loan issuance is applied.
• It can only be used by natural entities for the purchase of business premises for investment purposes.
• Lien of the business premises that you have purchased satisfies the collateral requirement. While a guarantor is not required in general, the branches reserve the right to demand one, if they find necessary.
